Associate Director - Construction Management

We are seeking an experienced and visionary Associate Director - Construction Management to join our dynamic team in Doha, Qatar. In this pivotal leadership role, you will serve as a primary client-facing representative and strategic advisor for large, complex capital projects. You will direct comprehensive project management efforts from early planning and programming through design and construction, ensuring seamless integration across all project phases. Executive Leadership & Client Relations Serve as the lead representative and primary point of contact for clients, maintaining transparent communication and building strong relationships with institutional stakeholders throughout all project phases Direct and manage the project management team with decisiveness and strategic vision, integrating seamlessly with owner staff, regulatory agencies, and key stakeholders Provide strategic advisory support on delivery methods, risk mitigation, procurement strategies, and alternative delivery approaches tailored to project requirements Planning, Programming & Strategy Support development of comprehensive project scope, budget validation, and delivery strategy, including cost modeling and schedule frameworks Assist in preparation of alternative delivery procurement documents and facilitate stakeholder alignment on project objectives and success metrics Design Oversight & Quality Assurance Oversee design development to ensure compliance with Qatar Building Code, regulatory requirements, and owner specifications Review consultant deliverables for quality, constructability, and completeness; coordinate value engineering initiatives and risk mitigation strategies with design teams Construction Management & Cost Control Provide executive-level oversight of cost controls, change management, financial forecasting, and complex project budgets with efficiency and transparency Monitor project schedule performance, identify risks, and implement proactive mitigation strategies while ensuring regulatory compliance and quality assurance protocols Coordinate with contractors, inspectors, and regulatory agencies to maintain project momentum and manage procurement processes effectively Closeout, Documentation & Turnover   Oversee substantial completion, documentation turnover, warranty administration, and financial reconciliation to ensure comprehensive project reporting requirements are satisfied   20+ years of progressively responsible experience in project and construction management Demonstrated leadership of large capital projects exceeding $100 million construction value Direct experience delivering complex facilities in regulated construction environments Proven expertise with Progressive Design-Build and traditional Design-Build delivery methods Experience managing fast-track, multi-phase construction programs Proven ability to manage complex project budgets, schedules, scope, and procurement strategies Strong understanding of construction contracts, procurement processes, and risk management Ability to manage multiple stakeholders in complex institutional and organizational environments Demonstrated capability to scale staffing resources and adapt to evolving project needs Excellent client communication skills and executive presence Strong analytical and strategic thinking capabilities Knowledge of building codes, regulatory compliance, and quality assurance standards Experience with cost modeling, scheduling software, and project management tools Preferred Qualifications Experience working with large institutional or public sector clients Familiarity with "best value" selection processes and alternative procurement methods Experience implementing Lean construction management principles and innovative methodologies Knowledge of Qatar Building Code, local regulations, and Middle East construction practices Experience managing projects in the Middle East or similar regulated construction environments Familiarity with expatriate workforce management and multicultural team leadership Experience with mega-projects or large-scale development programs Background in healthcare, institutional, or complex commercial facility construction Project Management Professional (PMP) certification or equivalent Experience with Building Information Modeling (BIM) and digital project delivery tools Key Competencies Strategic thinking and visionary leadership Exceptional client and stakeholder management Detail-oriented with strong organizational skills Collaborative and inclusive team leadership approach Resilient and decisive problem-solving abilities Innovative thinking and adaptability to changing project requirements Transparent communication and ethical business practices Goal-oriented with focus on project success and client satisfaction Efficient project delivery and resource management Empathetic and supportive team culture development Turner & Townsend is a global professional services company with over 22,000 people in more than 60 countries.
