Build the case for Scandic's next hotel, renovation or lease decision New hotels. Major renovations. Hotel repositionings. Lease decisions. Before any of it reaches our Board, the market needs to be understood, the business case tested, the proposed scope assessed and the key risks and opportunities identified. That's where you come in. Scandic's Portfolio Development Analysis team is looking for a new colleague to cover a period of parental leave. In this role, you will take ownership of business cases supporting some of Scandic's most important investment and portfolio decisions. You will work with projects ranging from new hotels and major renovations to repositionings and lease decisions. You will gather, interpret and analyse data from both internal and external sources to assess market opportunities, demand drivers, project performance, investment returns and risks. By combining market, commercial and financial analysis, you will help build the fact base that underpins investment and portfolio decisions. You will drive business cases from the initial analysis through to the final decision material. This includes coordinating input from multiple stakeholders, assessing assumptions, identifying risks and opportunities, and ensuring analyses are complete, robust and supported by evidence. Preparing high-quality decision material for the Board, Investment Committee and other relevant committees is a central part of the role. You will help bring together market analysis, commercial rationale, financial forecasts and investment returns into clear, well-structured material that supports informed decision-making. This is a fast-paced role with tight deadlines, changing priorities and many interfaces across Portfolio Development, other Group functions and our country offices. You will work both independently and as part of a team. To succeed in the role, you are analytical, curious and comfortable taking ownership. You combine strong attention to detail with the ability to see the bigger picture and learn quickly. You enjoy solving problems, understanding what drives performance and turning analysis into clear insights. You are self-motivated, unpretentious and bring a positive mindset. This could be your second role after graduation. The role offers a unique opportunity to gain hands-on experience working on some of Scandic's most important investment and portfolio decisions, with exposure to senior decision-making forums including the Investment Committee and Board. There are extensive development opportunities within our organization. You will report to the Director of Portfolio Development Analysis. The position is based at Scandic's Group Headquarters in Stockholm. Main activities Business cases and decision materials Take ownership of and drive business cases for new hotels, major hotel renovations, extensions, repositionings and prolonging existing lease agreements. Coordinate and challenge input from relevant stakeholders and ensure that business cases are complete, consistent and delivered on time. Assess investment opportunities, including financial forecasts, investment returns, risks and alternative scenarios. Conduct feasibility studies for new hotel opportunities, including market analysis and hotel performance projections. Prepare clear and well-structured decision material for the Board, Investment Committee and other relevant committees. Ensure that market conditions, demand generators, commercial rationale, project scope and financial implications are appropriately reflected in decision materials. Analysis and insights Gather, interpret and analyse financial, commercial and market data. Identify trends, opportunities and risks and translate findings into actionable insights. Assess the reasonableness of assumptions, forecasts and conclusions. Identify gaps, inconsistencies or areas requiring further analysis. Develop relevant metrics and KPIs to improve follow-up and decision-making. Models, processes and project support Use, maintain and continuously improve business case models, templates and analytical tools. Develop new models, templates and analytical solutions where needed. Improve business case processes and ways of working to increase efficiency, quality and consistency. Support the CAPEX process, including planning, follow-up and tracking. Support projects and activities across Portfolio Development. Requirements University degree in Economics, Finance, Engineering or another relevant field. 1–3 years of relevant experience. Fluent in spoken and written English and Swedish. Skills & Knowledge Advanced Excel skills and strong proficiency in the Microsoft Office suite. Excellent analytical and problem-solving skills. Strong commercial and financial understanding, including the ability to assess forecasts, investment returns and alternative scenarios. Ability to assess the reasonableness of assumptions and conclusions. Excellent written and verbal communication skills, with the ability to prepare clear and compelling decision material for senior stakeholders. Strong attention to detail combined with sound judgement and the ability to see the bigger picture. Ability to take ownership, work independently and drive multiple workstreams forward under tight deadlines. Intellectual curiosity, initiative and a strong willingness to learn. Understanding of the hotel industry or a similar asset-intensive industry is a plus.
